When a seller needs a quick turn around,
Champagne Staging comes in and does the
"hands on" Staging for you! This is a great
option for sellers who have things to work
with, but are just short on time. We use what
you already have and create a warm, homey
feel.
When we come in to do the physical staging
you are assured that your home will tell a
great story to potential buyers. After all,
buyers are searching for not only a new home,
but a new lifestyle as well. Staging can be a
fast paced process and we love it when the
Sellers lend a hand (more hands = more
savings!). Staging day is a good workout,
and well worth the results.
PS: We won't ask you to tear down walls,
hang new cabinets, buy all new furniture or
build a new deck -- that can just stay in
TV-land.

After Staging...

What is the cost for vacant staging? Each vacant home is different. We can't quote
you a price over the phone any more than an agent can quote a price for a home that
they haven't seen. What we can tell you is that Professional photographs for your
marketing are included with our Vacant Staging package - one less thing for you to
worry about!
Our Philospohy: We subscribe to the "less is more" theory -- meaning you don't have
to stage every room. We also believe in staging for buyers so that they can see
themselves moving right in. We don't over stuff a house with heavy furniture which can
detract from the home itself. We want to give buyers a taste of how they can live -- not
show them that they need to buy all new furniture if they buy your house.
We could go on and on about the benefits of staging a home but we don't want to
overload you here. Give us a call for a friendly, no pressure chat about your listing and I
guarantee we will find a solution, one way or the other to get your home show ready,
as inexpensive as possible, and have fun in the process.

Which room do you think buyers would rather see?

Nothing says "buy me" more than a room that invites the buyers to come in, take a seat and
relax.
Vacant homes often feel cold and buyers have a hard time seeing how they can live - all they
see is 4 walls and a floor. When floor plans are awkward and rooms are small, buyers often
pass on a house because they can't see how they are supposed to place furniture.
Do you need to stager every room? No you don't. Every house is different but usually all that
is needed is the main rooms, or awkward shaped rooms. A lot of homes today are "open"
floor plans and the majority of buyers can't figure out how to place furniture when there are
few walls.
When we stage a vacant home we design a look that will appeal to the specific type of buyer
that will be looking for that home. We have a warehouse loaded with many styles of furniture
and accessories and unless its necessary, don't use the limited rental furniture available from
box chains. With all of our resources we are able to choose the right look for each home.

The feedback on this room was consistent -- that it felt awkward and small. After we rearranged the furniture for better flow and hung a mirror we found in a closet, the room looked MUCH better. The house SOLD shortly after staging without spending a dime. .
